Tribunal Supremo judgment 620/2026 of 19 May annulled the parts of RD 1312/2024 specified in the ruling, published in BOE on 8 June 2026. The court found insufficient state competence for that registration procedure. This conclusion does not cover every registration or rental requirement.
The judgment does not annul the entire regulation. Parts covering the digital information channel and statistics remain. Regional, municipal and applicable owners' association rules still need checking. The requirements of an individual platform must be assessed separately.
In short:
SolPiso is pausing NRUA as an active service until the situation is clearer. We can still help you understand what to check around rentals, VUT/tourist licence, local rules and practical administration.
Sources are the BOE ruling, BOE-A-2026-12300, and consolidated RD 1312/2024. Source review: 5 October 2026. Treatment of existing numbers, pending cases and individual platform requirements still needs case-specific checking.
